Roofing & Exterior Drainage in Claymont, DE — Built for the Ridge Between Naamans Creek and the Delaware

Claymont sits on the ridge line where the Delaware River floodplain meets the upland Piedmont. USGS 3DEP elevations across the CDP run from 2 feet at the riverfront to 277 feet inland, with a median of 95 feet — roughly a 90-foot drop in about a mile. That grade decides where your water goes. Rain Drainz manages it on the outside of the building, roof to ground: roofing, gutters, downspouts, and exterior drainage under one plan, one crew, and a single point of accountability.

Why Water Behaves the Way It Does in Claymont

In Claymont, your yard drains for about the first foot, then stops. Ten to fourteen inches down, the soil turns to dense clay. The Talleyville and Montalto series USDA soil survey DE003 maps across this ZIP, at 26% and 41% clay, moving water at 0.60 in/hr.

Rain fills that top foot, reaches the clay, and slides sideways to the lowest thing nearby: a foundation wall, a driveway, a neighbor's lot. A shallow trench does not fix it because it sits above the clay, and the water is moving underneath.

The water also arrives fast. Claymont falls from 277 feet inland to 2 feet at the riverfront (roughly 90 feet per mile on USGS data) and Naamans Creek and Perkins Run are already carrying runoff from Bethel Township, Pennsylvania.

This is why water has to be carried off the lot, not absorbed into it.

What We Do in Claymont

Above the gutter line, the work is roofing. Most of Claymont went up in the 1940s and 50s, so plenty of these roofs are on their third covering, and the ones under heavy canopy in Ashbourne Hills and Knollwood age faster than the calendar says. Our GAF-certified crews (GAF ID: 1151330) handle replacement and repair.

At the gutter line, most Claymont calls are repair and re-hang work, not teardowns:

  •     Resealing leaking corners and end caps.
  •     Re-pitching runs that have pulled away from seventy-year-old fascia.
  •     Upsizing 5″ runs to 6″ where the roof plane demands the capacity.
  •     Adding guards under the mature canopy in Ashbourne Hills and Knollwood.
  •     Getting downspouts off the clay and into a buried line.

At ground level, the work is drainage. We install French drains, buried downspouts, and catch basins. Discharge is daylighted at the property line.

How each system is built and specified lives on their own pages: gutter installation and replacement and exterior drainage. French drain installation is detailed there as well. Local canopy and guard selection is covered on Claymont gutter guards.

What Goes Wrong on Older Claymont Houses

If your house went up in the 1940s or 1950s (and most in Claymont did), your downspouts probably end two or three feet from the wall. That was standard then. It empties the whole roof onto clay that can't take it.

You know what follows. A puddle that's still there two days after the rain stops. Soft, spongy ground along the wall. A side yard washed into a channel, mulch carried out of the bed. Ice across the same stretch of walk every January.

The roof over all of it is usually the same age as the downspouts. Curled tabs, granule grit washing into the gutter, a stain creeping down the fascia. A roof at the end of its run sheds more water, faster, onto ground that was already struggling to take it.

Closer to Naamans Creek and Perkins Run, the ground holds water longer still. Regrading alone won't move it. The water needs somewhere to go.

That's the work: carrying it to a discharge point at the edge of your property, not onto your neighbor's.

Where We Work in Claymont

Claymont isn't one kind of house, and the work changes with it.

Overlook Colony is the oldest: 1910s workforce housing, tight setbacks, much of it on original fascia. There's often only a few feet between the wall and the property line, which limits where a discharge line can go. Those jobs get planned before anyone shows up with a shovel.

Knollwood, Ashbourne Hills, and Radnor Green are the mid-century blocks under heavy tree cover. Undersized gutters, packed runs, downspouts ending a foot from the foundation.

Darley Green, Worthland, Woodstream Gardens, and Greentree are newer, much of it attached townhomes built in the last 15 years. The question on those lots is where your water goes without ending up against the unit next door.

All of it sits inside ZIP 19703 and unincorporated New Castle County. We also serve neighboring Wilmington.

What Happens After You Call

You'll talk to someone who does the work. Tell them what you're seeing: where the water sits, how long it stays after the rain stops, what it's done to the yard.

Then we come out and walk the lot. We check your roof, your downspouts, the grade along the wall, and where the water can go once it leaves the house. That last part decides the job, and it's the part that can't be done from a photo. We're about 20 minutes out, from 11 Lewis Circle in Wilmington.

Then you get the scope and the price: what we'd install, where it discharges, what it costs.

Frequently Asked Questions About Claymont Gutter and Drainage

Why do Claymont yards hold water even on a slope?

Because there's a dense clay layer about a foot down. Water reaches it and stops; Talleyville and Montalto soils move roughly 0.6 inches per hour, slower than most storms deliver. Slope alone won't move it.

Is my Claymont property in a flood zone?

Some of Claymont is. FEMA maps Zone AE with floodway along Naamans Creek and Perkins Run, and AE plus VE at the Delaware River frontage. Most inland lots sit outside those zones. Check your address on FEMA's map.

Do I need a permit for drainage work in Claymont?

Usually no. Claymont is unincorporated, so there's no town permit. Work goes through New Castle County Land Use, and sediment and stormwater review applies above 5,000 square feet of disturbance. We handle that when it comes up.

Can I run my downspout toward my neighbor's yard?

No. County Chapter 12 makes you responsible for your water to the point of open discharge at your property line. Routing it onto a neighbor's lot isn't covered, and the county disclaims responsibility for it.

How long does it take Rain Drainz to reach Claymont?

About 20 minutes. We're based at 11 Lewis Circle in Wilmington, which puts most of ZIP 19703 within a short drive. That's drive time, not a scheduling promise.
