What Is EPDM Roofing?
EPDM roofing is a single-ply rubber membrane built for flat and low-slope roofs. It’s a durable, watertight surface that keeps water out where a pitched shingle roof cannot work.
The material is made of synthetic rubber (ethylene propylene diene monomer). It flexes as temperatures swing through Delaware’s seasons, which is exactly what a flat roof needs.
How it’s installed matters as much as the material itself. EPDM goes down one of three ways:
- Fully-adhered — bonded directly to the deck for maximum wind resistance
- Mechanically-fastened — secured with fasteners under the seams
- Ballasted — held down with stone or pavers, no adhesive or fasteners through the membrane

What Are the Signs You Need EPDM Roofing?
EPDM roofing failures rarely happen without warning. The membrane tells you before it fails outright. The question is whether anyone’s looking.
