Fascia Rotting Behind Your Gutters? Rain Drainz Installs New Soffit and Fascia in Wilmington, DE

The wood behind your gutters has gone soft. The gutter is starting to sag. Paint peels off the trim every spring, no matter how many times you touch it up. In Wilmington, that trim is often original to the house — the median home was built in 1946. After decades of 45+ inches of rain a year, fascia and soffit eventually give out.

Rain Drainz replaces failed soffit and fascia with a new trim line built to properly carry your gutters. We handle both the trim and the gutter it supports, giving you one team and one point of accountability from roof to ground.

What Is Soffit and Fascia Installation?

Soffit and fascia installation replaces the whole trim line at the edge of your roof. The fascia is the board that faces out and holds the gutter. The soffit is the panel underneath that closes the gap back to the wall. The old trim comes off and a new line goes on. It also covers rooflines that never had trim at all.

That is different from patching. When we install, we remove the gutters, strip the old fascia and soffit, and check the sub-fascia behind it. The rotted sub-fascia gets replaced, then a new fascia board goes on, wrapped in aluminum or built from PVC. New soffit panels follow, with vented sections where the eave needs airflow. The gutters go back up on solid wood.

Wilmington homes bring two extra steps. Roughly half the housing stock predates World War II, so most of what we remove is original wood trim, not modern composite. And 53.7% of homes here are attached row homes. Trim runs continue across property lines, so we plan a clean break at the party line before we start.

This page covers full installation only. Our Soffit and Fascia hub covers every trim service we offer, including repair. Rain Drainz works exclusively on the exterior. We do not do interior, basement, or crawl space work.

What Are the Signs Your Fascia Needs Replacing, Not Repairing?

Fascia that needs replacing shows pattern damage, not spot damage. Rot in more than one place along a run. Hanger screws that spin in soft wood. Paint that fails along the whole line, not just under one gutter seam. A single flaw points to a repair while a pattern means the board itself is done.

Here is what to look for from the ground:

  • The gutter is pulling away from the roof edge. You can see daylight between the gutter and the fascia, or the gutter dips between hangers.
  • Paint peels along the full run within a year or two of painting. The wood is holding water from behind.
  • Dark streaks below more than one gutter seam. Water has been running over the fascia face for a while.
  • Soffit panels sag or show gaps. Wasps and birds get into the eave through those openings.
  • A screwdriver sinks into the wood at two or more points along the same board.
  • Ice builds along the eave every winter, and the trim cracks or splits behind it.

The first sign is the one that matters most. A gutter that has pulled off the fascia dumps roof water straight down the wall and onto the soil at your foundation. At that point the fix is no longer a trim job. It becomes trim, gutter, and drainage.

Soffit and Fascia Installation vs. Repair: Which Do You Need?

Soffit and fascia installation replaces the whole trim line. Soffit and fascia repair keeps the line and replaces only the damaged sections. Installation is the right call when the sound wood left over is not worth keeping. Repair is the right call when the damage is local and the rest of the run has years left in it.

The two jobs are different in scope, not just size. In a repair, the gutter stays up or comes down in one short stretch. We cut out the bad section, sister in new wood, and wrap it to match. In an installation, the gutters come down along the full run, every board comes off, and we check the sub-fascia behind it before anything new goes on. One is a patch. The other is a reset.

Four things decide which one fits your home:

How old the trim is. On a Wilmington home built before 1946, the fascia is original wood. Every board on that run has taken the same 80 years of rain. When one section fails, the others are not far behind. Repair suits newer trim with one point of damage. Installation suits original trim, full stop.

How much of the run is affected. If the damage covers a quarter of the board or more, a repair leaves you with new wood spliced into old wood at several joints. Each splice is a seam water can find. At that point a continuous new board is the cleaner fix.

Whether the gutters are coming down anyway. If your gutters are due for replacement, the fascia is already exposed on install day. Putting new trim on while the gutters are off costs far less than doing it as a separate job later.

Cost over time. A repair costs less on the day. But two or three repairs across a few years, each with its own ladder setup and trip charge, usually add up to more than one installation. We will tell you which side of that line your home is on during the free estimate, and we will show you the wood so you can see it yourself.

Repair is still the right answer for plenty of Wilmington homes. Storm damage to one corner, a single failed gutter seam that rotted the board under it, or a soffit panel a raccoon pulled loose all call for a repair, not a new line. For that work, see our soffit and fascia repair page. This page covers taking the old line off and putting a new one on.

How Long Does Soffit and Fascia Installation Take?

Soffit and fascia installation on a typical detached Wilmington home takes one to two days. A full wrap with new soffit vents, or a row home where the trim ties into a neighbor's, runs closer to two. Weather adds time. We do not install trim in rain or freezing temperatures.

How Rain Drainz Installs Soffit and Fascia

Soffit and fascia installation on your home follows a set sequence:

  • Gutters come down. We set them aside for rehanging or staging the replacements.
  • Old fascia and soffit come off. We haul the debris the same day.
  • We check the sub-fascia and the roof edge behind it. The rotted sub-fascia gets replaced so the new board fastens to solid wood.
  • New fascia board goes on.
  • Fascia gets wrapped in aluminum coil stock or built with PVC trim, depending on what you choose.
  • New soffit panels go up, with vented panels placed where the eave needs air intake.
  • Joints, corners, and end caps get sealed.
  • Gutters go back up on new hidden hangers, fastened into the new fascia, with the pitch checked to match the downspout.

Materials: Aluminum and Vinyl Soffit, Wrapped or PVC Fascia

Aluminum and vinyl soffit are the two standard choices for Wilmington homes. Aluminum soffit is stiffer and holds its color longer. Vinyl soffit costs less and does not dent. Both come in solid and vented panels.

For fascia, most homeowners choose new wood wrapped in aluminum coil stock. The wood gives the gutter hangers something to bite. The aluminum keeps rain off the wood. PVC fascia costs more, never rots, and suits rooflines that take direct weather.

Soffit Vents: Intake Air at the Eave

Soffit vents are perforated panels in the soffit that let outside air into the roof edge. They are the intake half of your roof's ventilation system. Ridge or roof vents exhaust air at the top. Soffit vents feed it in at the bottom. Without intake at the eave, the exhaust vents have nothing to pull.

When we install new soffit, we place vented panels along the run to match the exhaust your roof already has. That is exterior work at the eave. For the full picture of how intake and exhaust work together as a roofing system, see our roof ventilation page.

How Much Does Soffit and Fascia Installation Cost in Wilmington?

Soffit and fascia installation in Wilmington typically runs $10 to $20 per foot for a detached home. Four things move that number: how many linear feet of trim you have, the material you pick, what we find behind the old boards, and whether gutters are rehung or replaced.

  • Linear footage. Trim is priced by the foot. A small row home may have 40 feet of front and rear fascia. A detached colonial with a garage may have 200.
  • Material. Vinyl soffit with aluminum-wrapped fascia is the most common and lowest-cost combination. Aluminum soffit costs more. PVC fascia costs the most.
  • What’s behind the old trim. On an 80-year-old trim line, rotted sub-fascia is common. We price a set allowance for it and show you the wood before we replace it.
  • Gutters. Rehanging your existing gutters costs less than replacing them. If the gutters are at the end of their life, doing both at once saves a second trip and a second set of ladders. Learn more about our gutter installation options.
  • Soffit depth and height. Deep overhangs use more soffit material. Trim above two stories needs more staging time.

Every job starts with a free written estimate. Financing is available for larger trim and gutter projects.

Why Choose Rain Drainz for Soffit and Fascia Installation in Wilmington?

Rain Drainz installs soffit and fascia as part of the whole water path, not as a stand-alone trim job. We are the exterior crew that also installs the roof above the fascia and the gutters that hang from it. That is why a Rain Drainz trim line carries a gutter correctly the first time.

Soffit and Fascia Installation Questions from Wilmington Homeowners

Can You Install Soffit and Fascia on a Roofline That Never Had Trim?

Yes. Soffit and fascia installation covers rooflines with no trim at all, not just rooflines with failed trim. Some Wilmington garages, rear additions, and porch roofs were built with open rafter tails and no fascia board. We add a sub-fascia, wrap it, and close the eave with vented soffit so a gutter has something solid to hang from.

An open eave lets roof water run off the shingle edge and drop straight to the ground. Adding fascia and a gutter gives that water a path to the downspout instead of the soil at your foundation.

Do I Need New Gutters When I Replace My Fascia?

Not always. If your gutters are still in good shape, we take them down, install the new fascia, and rehang them on new hidden hangers. If they are dented, leaking at the seams, or undersized for your roof, replacing them at the same time is cheaper than a second visit.

Many sagging gutters in Wilmington are fine gutters hanging from failed wood. Our post on what causes gutters to pull away from the roofline over time explains how to tell the difference before you spend money on the wrong fix.

Can You Install New Fascia on a Row Home When the Trim Continues onto My Neighbor's House?

Yes. Soffit and fascia installation on a Wilmington row home is a normal job for us. More than half the homes in the city share a roofline. We cut the old trim at the property line, cap the end of the new fascia with a finished aluminum end piece, and seal the joint to your neighbor's trim so water cannot get behind either side.

If your neighbor wants their run done at the same time, one scheduled day covers both homes and both sides save on setup.

Should I Add Soffit Vents When I Replace My Soffit?

Soffit vents belong in almost every new soffit installation. They supply intake air at the eave for the exhaust vents higher on your roof. New soffit without vents can close off airflow that the old, gapped soffit was letting in by accident. We size vented panels to the exhaust your roof already has.

This is exterior eave work. We do not go into the attic, and we do not handle insulation.

Will Aluminum-Wrapped Fascia Need Painting?

No. Aluminum coil stock comes with a baked-on finish that holds its color for decades without paint. That is the main reason Wilmington homeowners choose it over bare wood trim. The 80-year-old fascia we remove was often painted eight or ten times. The new line goes on once and stays.

Standard colors are white, brown, and a range of neutrals matched to common siding and gutter colors.

Stop Patching an 80-Year-Old Trim Line

The paint peeled again. The gutter sags a little more each season. On a Wilmington home built before the war, that fascia has done its job longer than most of the people who painted it. It is not asking for another coat.

Rain Drainz will take the old trim line off, put a new one on, and hang your gutters on wood that holds. One team, one plan, roof to ground.
